So you have decided to buy your first home, Congratulations! This is a very exciting time!!
The first question we receive from first time home buyers is "where do we start"? Well believe it or not, start with a realtor! The agent you choose is very important. Your realtor will walk with you step by step, advising you along the way, warning you of things to be aware of and helping you turn that dream into reality! Choose a realtor that is knowledgeable, easy to talk with, a good listener and trustworthy!!
Sit down and talk with your realtor about your dreams and home ownership goals. Your realtor will ask lots of questions! We want to get to know you in order to serve you to the best of our ability.
One of our first questions will be: have you been pre-approved for a mortgage? Kudos if you have, we can get started right away. If not, that is perfectly okay to! This is another reason finding your realtor first is important. We have access to the most knowledgeable, hardest working mortgage brokers/loan officers to help you get started. We will work directly with your mortgage broker/loan officer to make sure all the paperwork they need is received, we will even help you get that together! We will stay in contact with them to be sure you get your answer quickly. You and your realtor will receive a copy of the pre-approval letter which will show how much home you can afford and what type of loan you qualified for and the interest rate along with down payment amount.
You may ask, why is getting pre-approved so important? Can't we just find our dream home, then apply for a home loan? You could, but you run the risk of your offer of being rejected in favor of another offer that has been pre-approved. Even if your offer is better, a seller has more confidence in an offer that has been pre-approved. The biggest hurt is finding your dream home, then being denied the loan because it's more than you can afford. That is heartbreaking! We do not want either of these scenarios to happen to anyone!
